Maintain the estate as one unified holding and develop it as a flagship winery and hospitality destination—integrating estate vineyards, a destination winery, event and conference facilities, and premium guest accommodations within a single landmark project.
- Develop a destination winery with cellar, tasting, and visitor facilities
- Develop a landmark event and conference venue capable of accommodating up to approximately 500 guests
- Incorporate a luxury hotel, premium guest accommodations, spa, dining, and complementary visitor amenities
- Retain and expand the estate vineyard program as the foundation of the project

Trajectory 02
Expanded Vineyard & Large-Scale Winery Platform
Scale the estate into a flagship premium winery platform by expanding planted vineyards from 40 hectares to up to 100 hectares total, developing a large-capacity production winery, and pairing serious commercial output with a destination tasting and event program.
- Expand planted vineyard area to up to 100 hectares total
- Target production potential of approximately 600 metric tons of grapes annually
- Develop a premium large-capacity winery designed for up to approximately 500,000 bottles annually
- Create a prominent tasting room and visitor experience to capture regional wine tourism
- Incorporate an event venue for brand-building, hospitality, and private functions
- Position the estate as a leading premium wine platform in Armenia
Trajectory 03
Three Signature Wine Estates
Conceptually organize the 155-hectare (383-acre) holding into three substantial wine estates averaging 51.7 hectares (128 acres) each, subject to final survey, access planning, cadastral procedures, and applicable approvals. Each estate could support its own vineyard, winery, hospitality, event, and private-estate program.
- Create three independently branded winery and hospitality estates
- Distribute established vineyards and additional registered agricultural land across the three holdings
- Provide each estate with its own development area, access, vineyard identity, and commanding valley views
- Allow the estates to be developed, retained, or marketed independently
